Claims management and allocation of resources in construction projects based on Game Theory

Abstract

The major challenge to most construction projects is the elongation of the project delivery time. Any delay in construction projects is unpleasant for all stakeholders. Moreover, many factors account for the delays in projects, and conflicts between the employer, the primary contractor, or the secondary contractors are among these factors. If these conflicts are not resolved, they not only cause delays and impose overhead costs but also result in legal claims made by the parties involved in the project. These claims may lead to the cessation or suspension of construction projects. In this regard, the Game Theory is one of the effective means of handling and resolving these conflicts. This method can recognize and clarify the behaviors of the parties involved in construction projects. It is also capable of simulating the different aspects of a conflict, utilizing various problem features, and predicting the possible solutions. In this research, first the causes of delays in construction projects and their effects on the interests of the stakeholders are analyzed. After explaining the general concepts and the fundamentals of the Game Theory, the conflicts between the parties involved in construction projects are analyzed through non-cooperative competitive games. Finally, the fair allocation of the limited construction resources is analyzed through cooperative games. The results of applying Game Theory to resolving these disputes can lead to some legal claims that sometimes lead to prevent the suspension of construction projects.
