Probabilistic investigation of time delays of civil projects using Monte Carlo simulation method

Abstract

Today, decrease of project delay is one of the issues interacted to managers regarding of negatively effects of the civil projects time delays. These include the increase in overhead costs of the site, the cost of building stagflation and the prices growth, reducing investment value and the useful revenue of the project. Therefore, time delays evaluation, both in terms of effective factors and comparing them in variety of projects, can be useful. In this research, the factors affecting time delay evaluated in two categories of civil engineering projects (construction and subway were investigated. Data collection was done through a questionnaire and statistical analysis. The results revealed that the most influential components on delay in construction projects, respectively included delays for sub-contractors, design alteration, delays in payments and inefficiency of labors, and also in subway projects, included delays in employer's payments, the poor quality materials, the rework in consequence of executive errors, the delay in obtaining licenses and delivery of materials. In the end, the Monte Carlo simulation method was used to calculate the probability of failure (lack of success) of the obtained time delay equations. The results showed that the probability of failure of subway projects in comparison with construction projects is obviously grater in case of time delays.
